Everything a small business needs is already in place: power, light, Wi-Fi, round-the-clock access and somewhere to make a cup of tea.

Ready to use from day one

Every unit has lighting, electricity and Wi-Fi installed and working before you arrive. There is no waiting for an engineer and no utility account to open in your name. You can move in and start trading the same day.

Electricity at cost

Power use is monitored for each unit and billed separately. We pass it on at the exact rate the supplier charges, with no markup or added premium. There are no utility deposits to pay. The supply is standard single-phase.

Free Wi-Fi

Wi-Fi is included free and works as soon as you arrive.

24-hour access

Tenants can get in at any time of the day or night, seven days a week. Load stock before an early market, pack orders late or work weekends without asking anyone.

CCTV you can check yourself

CCTV covers the entrance and the area outside the units. Every tenant gets free access to the cameras through a smartphone app, so you can check on things from home. Units are windowless at ground level, so stock cannot be seen from outside.

Shared facilities

  • Toilets on site.
  • Water access.
  • A shared tea and coffee room with a kettle.

Access by shutter or door

Depending on the unit, access is either through a full roller shutter, which is best for bulky items and loading vans, or through a personnel security door. The units and prices page shows which is which.

A building full of small businesses

Working from a spare room or a van can be lonely. Here you have business neighbours to swap ideas with, recommend and work with. Tenants also offer each other discounted deals.

What is not allowed

  • Car storage, under any circumstances.
  • Any business activity that has not been approved by us in advance.
  • Melting or heating combustible materials such as wax, plastics, resins or oils (for example candle or soap making, resin casting or 3D print farms).
  • Flammable liquids or gases in bulk, such as fuel, solvent-based paints or chemicals, or gas cylinders, unless agreed in writing.
  • Cooking or hot food.

Approval is about keeping the building insurance valid for everyone. Tell us what you plan to do in the unit and we will give you a clear answer.
