Upfront cost to collect your keys

Before you move in you pay one month's rent in advance and a security deposit equal to one month's rent. The table shows what that comes to for each unit.

Paperwork you need

Valid government-issued photo ID, such as a passport or photocard driving licence.
A signed Direct Debit mandate for the monthly rent.

Both are required before you move in.

Flexible terms, no long-term contract

The minimum term is one month. After that, the agreement continues month by month. When you want to leave, give one month's notice. There is no long lease to sign.

Electricity: charged at cost

Your electricity use is monitored and billed separately from the rent. We charge exactly what the supplier charges us per unit of electricity, with no markup. You do not need to open your own account with an energy supplier or pay a supplier deposit.

Wi-Fi: free

Wi-Fi is included at no extra cost.

Business rates

Business premises in England can be liable for business rates, which are set by the council, not by us. Many small businesses qualify for relief. GOV.UK explains how business rates work and Small Business Rate Relief. Ask us about the unit you are interested in and check the official guidance for your situation.

Approval and restrictions

All commercial and creative activities must be approved before you move in, so the building insurance remains valid. Car storage is not allowed.

Comparing the cost with working from home

Rent at £65 a week is a known, fixed cost. Against it, set the time saved by having stock organised in one place, the ability to take deliveries and meet clients at a business address, and keeping work out of your home. For many small businesses the unit pays for itself in time and in extra sales capacity, but only you can judge that for your business.
