Space to make, store and sell

Making things at home has hidden costs. Projects get packed away every evening, materials take over the house and there is nowhere to photograph finished pieces properly. A small unit gives you a place where work can stay out, where tools live in one spot and where you can shut the door at the end of the day.

Our units come with ceiling lighting, power and Wi-Fi already connected. You bring your bench, storage and tools, and you can start working the day you collect the keys.

Which unit suits a maker?

  • The 160 sq ft unit has a personnel security door instead of a shutter, which keeps it feeling like a studio and suits makers whose materials arrive as parcels.
  • The 150 sq ft and 180 sq ft units have roller shutters, useful if you work with larger pieces such as furniture, signs or frames.
  • The 300 sq ft two-storey unit gives you a workshop downstairs and an upstairs office or storage area with a window for design work, photography or meeting customers.

Power and running costs

Each unit has a standard single-phase supply. That covers lighting, sewing machines, small bench tools, heat presses, printers and computers. Large three-phase machinery is not available. Electricity use is monitored and passed on at the exact rate the supplier charges, with no markup, so you only pay for what you use.

What needs approval

Every activity in the building is approved before you move in. This protects the building's insurance and the other tenants. When you message us, describe what you make, the materials you use and any tools that produce heat, dust or fumes. We will tell you plainly whether it can be approved.

Low-risk materials such as wood, paper, card, fabric and dry goods are fine. These are not allowed, because of the building insurance:

  • Melting or heating combustible materials such as wax, plastics, resins or oils (for example candle or soap making, resin casting or 3D print farms).
  • Flammable liquids or gases in bulk, such as fuel, solvent-based paints or chemicals, or gas cylinders, unless agreed in writing.
  • Cooking or hot food.

Selling what you make

Being in a building with other small businesses helps. Neighbours swap ideas, share suppliers and recommend each other. Tenants can also use the site's address on their Google Business Profile so local customers can find them.
